The Challenge
One of the lesser highlighted challenges faced during the COVID 19 Pandemic was safe and trusted childcare for both front line workers and those who did not have the option to work from home. A Child’s Place in Greenville NC puts the highest priority on the safety and care of their staff and students. They needed to keep their doors open for the community.
The facility also needed to reduce high utility costs without sacrificing comfort to the occupants. After reviewing several months of utility bills, it was determined that one of the leading factors for the high costs was equipment running 24/7, and no ability to run equipment based on demand.
The Solution
CMS Controls installed a WiFi - based Distech Controls system. This system, with a Web accessible interface allowed the units to be controlled and monitored remotely. CMS Controls also developed a schedule based on occupied times to prevent the equipment from running 24/7.
Each fan coil unit was retrofitted to have modulating valves to allow for more precise temperature control as well as more efficient use of hot and chilled water. This efficiency along with the ability to more precisely control the chiller and boiler in conjunction with outside air allowed the building to stay comfortable and safe all while recognizing utility savings to pay for the capital project.
The controls retrofit was completed in the Summer of 2020, and the customer is now enjoying much lower consumption of natural gas, from a summertime baseline of around 30,000 kBtu to a new summertime baseline of around 5,000 kBtu. Additionally the customer is seeing a change of energy cost intensity saving them over $1.00 per square foot per year!
